Job Title: Full-Time Maintenance Technician
Location: Markwell Village, Okolona (Louisville), Kentucky, 40219
Salary/rate: $25-$30/hour (rate is based on experience)
About the role:
This position will be responsible for the upkeep and repair of buildings, landscapes, and equipment, performing a variety of tasks to ensure properties are well-maintained and operational, including the turnover of vacant units. Candidate must be available to travel as needed to other property locations.
Key Responsibilities:
General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing, electrical,
and HVAC systems. Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
Repairs:
Address routine maintenance issues such as changing light bulbs, repairing leaks, and performing minor carpentry work, while delivering exceptional service and reducing reliance on outside vendors.
Property Inspections:
Conduct regular property inspections to identify maintenance needs and ensure compliance with safety regulations.
Tenant Interaction:
Respond promptly to maintenance requests from tenants and property manager(s), ensuring high satisfaction levels.
Record Keeping:
Maintain accurate records of maintenance activities, inventory of supplies, and compliance with safety regulations.
Candidate Requirements:
Experience / Education:
Previous experience in property maintenance, construction, or a related field is strongly preferred.
A high school diploma or equivalent is required.
A Valid Driver’s License is required.
Certifications in HVAC, plumbing, or electrical work are a plus!
Familiarity with Fair Housing regulations is also a plus.
Skills:
Strong technical skills in maintenance and repair work, excellent problem-solving abilities, and good communication skills for interacting with tenants and property management.
Proficiency with basic computer programs, including Microsoft Office.
Physical Requirements:
Ability to perform manual labor, lift objects over 50 lbs., and work in various weather conditions.
